Unfortunately for the power company I had deeded a right of way to the town for the road that passed the lot making the road a town road. Under New York State Law the power company was required to extend the primary along a town road to the property line of the building lot at no cost to the property owner. If you are buying vacant land I would check with a lawyer for advice. You will probably need a lawyer to handle the closing anyway and they might handle the preliminary discussions without increasing the closing cost. Some municipalities have various hoops that you will have to jump through before you can build a house on the property. I had to hire an engineer to do soil perk tests to prove that a septic system could be constructed to meet the requirements of the home.

Good Luck Peter investigator — Many thanks for your references. If I were smart enough to have had them to hand I would have been much ruder in my post to CaptD. If these crazy people — the Big Greens — are not stopped, they will destroy the very society which gave them birth and financed their early laudable attempts to protect wildlife and the environment, before the organisation was hijacked by a left wing dictatorship and ousted its original founders.
It is a documentary by former anti-nukes, leaders in the environmental movement, that clearly shows nuclear is the only way to go.
Power Source for Your Small Cabin Main Choice: ON- or OFF- Grid Water/Hydro; Gasoline Power Generator I discarded the power generator option right away. It is noisy, costly to buy (up to $ and more), expensive to use (cost of gasoline), and you often run out of fuel when least expected. In addition, it is not environmentally friendly.
November 21, Breaking it down: How does the hydro system work in Ontario? But how does the system work? And would proposals put forward by the Progressive Conservatives and the New Democrats ahead of next month’s election improve the situation? The Canadian Press tried to tackle those questions. How did we get to the current state of affairs?
Hydro has figured largely in political discourse for decades. Stewart said it was responsible for all three components of the province’s electricity system — owning and operating the power producers, transmitting the power, and regulating rates.

Anyone can get the scoop on his state of mind by visiting his personal website http: Since that was a sure-fire prediction it should alert people to the possibility that other predictions by Sterling may be similarly off-target. Understatement is a particularly English sense of humour…. Bronkhorst Richard , but why should this inventor give sterling a single cent, or make him the richest man.
Not sterling going to be the richest man the fraud inventor likes to be that and hopes sterling can help him to come there. A middleman has to be wise and add value to what they are selling, lest they fight for survival. For example, this latest nonsense with car dealers trying to ban Teslas. Good riddance to them I say! Ken From having a professional dig up his dirty internet past.
He once attempted to run for President of the US! From there he would lead his new flock to salvation. Pages and pages of this stuff. That line is very clearly crossed when you attempt to deceive and ride scam coat tails with the alibi of ignorance. I have two question for him……Have you lost your humanity entirely?
How much does it normally cost to get electricity and water on land that has nothing on it?
View SecretSquirrel’s Album I’m assuming that you are refering to ditching and burying cable for the primary coming off the power pole and setting a transformer near the house. I seriously doubt that any utility would allow a homeowner to be involved in that aspect of the electrical distribution installation as they have their own requirements and contractors to perform that type of work, not to mention the liability involved. Correct me if I’m wrong on this. If you’re speaking of the utility dropping a line and setting a transformer near the pole and you running the secondary wiring underground then that is not feasible not only from an economic standpoint but you would suffer from a huge voltage drop.
It’s always best and less costly to get the primary high voltage as close to the delivery point as possible.

Canadian Capitalist June 22, at If you can handle it, self-insurance is cheaper in the long run. It does seem to me that renting is at least competitive with owning in your case. Yes, I do wish I had acted on your post. I agree that those planning to move shortly would be better off renting and passing the contract over the new owner. TonyR June 22, at Here the tank is considered part of the house just like th furnace.

Water heaters make it possible to take a hot shower, wash your hands in warm water, and many more activities — just by turning on the hot water tap. However, hot water heating tanks use a significant amount of energy, which can make them costly to operate. Knowing how much the hot water heater affects an electric bill could help you take action to lower water heating costs.

Tawcan February 7, , 6: From talking to a few co-workers from California that have solar panels installed, they claimed that the panels generate more electricity in the winter time due to better solar panel efficiency. I had no idea! A few of them said that they can be completely off the grid if they wanted to. I have seen a few houses with solar panels here in metro-Vancouver but always wondered how effective it would be given the number of rainy days we get per year.

This paper reviews the methodology of properly calculating the LCOE for solar PV, correcting the misconceptions made in the assumptions found throughout the literature.
Then a template is provided for better reporting of LCOE results for PV needed to influence policy mandates or make invest decisions.

William Holden is a friend of Bernie Johnson an elderly and unsophisticated owner of a waterfront property. Holden takes the listing and takes a few liberties with the facts. You will appreciate that the septic system required substantial repair, and the purchaser sued Johnson and Johnson sued him in Small Claims Court all successfully, I might add. At all material times, Mr. Please note that when everything took place, the old Act, and the old Code of Ethics apply. William Holden on March 29, Raymond Brown purchased the Property; he was represented by Ted Williamson.
Actually, this is good for Holden. By a listing agreement Mr. In the listing, Mr. William Holden indicated that the Property had septic sewage system and electricity and telephone services. Lots of privacy and breathtaking sunsets. Ready to use and enjoy. Brown submitted an offer on April 11, , which was rejected as being too low.

One of the factors affecting the cost of an in-floor radiant heating installation is the method that will be used to heat the hot water. On small-to-medium sized residential projects we are often able to use your existing hot water heater. We install a unit called a “radiant X-Block” X-Block.
The water in the floor does not come in contact with the rest of your hot water. The cost of the X-Block and installation is approximately $ With a larger project, a full boiler system must be installed that can heat your radiant, domestic hot water, pool, driveway, etc. A boiler room build will typically cost approximately $13,
Thanks to everyone who commented in a civil and respectful manner. I am surprised at the constant popularity of this post. However, remember that it was written in March , after I left Vancouver mostly heartbroken and disillusioned. Immigration can be an issue, but racism is barbaric and is swiftly removed. This post is entirely my own opinion, based on my personal experience and has no claim to objectivity.
It just represents my truth. Please give it a look. There are beautiful mountains and glass skyscrapers and the ocean. Everyone is a hippie and people are friendly and mellow because they all do yoga and run while breathing clean, wholesome ocean air. There is no snow. You should have heard me in my first two or three months here: You should totally move here. Now, not only am I leaving, but I never want to come back. Despite the good things about Vancouver, it has disappointed me on so many levels that I wonder why anyone in their right minds would choose to stay here.
